Ashton Pioneer Homes' Responsibilities

Building Structure
Roof covering, rainwater goods, external and internal walls and ceilings, external doors, frames and windows (includes ironmongery), waste pipes and sanitary ware.

Outside your home (including communal areas)
Drains, steps, paths essential for access, gates and boundaries with public areas. Entrance doors, halls, stairways, lifts and lighting (to flats & maisonettes only).

Plumbing, electrical and heating systems
Water supply, pipes and taps (excluding washers), electrical wiring, sockets, switches and light fittings. Annual gas checks (legal requirement) to central heating system.

Your Responsibilities

• Decoration inside your home (including filling minor cracks).
• Replacing plugs, bulbs, fuses, washers to taps, shower heads and toilet seats.
• Unblocking sinks, toilets, baths and basins.
• Replacing glass damaged by you or your visitors.
• Maintaining or replacing internal locks, door handles and drawer handles.
• TV aerial sockets (except the communal system).
• Replacing floor coverings and curtain rails.
• Removal of pests (includes wasps, bees, ants & vermin).
• Bleeding of radiators (not combination `combi’ boilers).
• Maintenance of your garden.

In addition to the above, Ashton Pioneer Homes operate a chargeable service conducting any repairs arising from misuse or damage caused by you or your visitors. This service is paid for by you, and in some cases we will ask that the repair is paid for prior to us carrying out the work.
